I invested in a new door with all new hardware and lift. Caspersen had done work for me in the past and I'd been impressed with their technicians. Kevin, their sales rep, made a site visit. I ordered, got an install date in a couple of days, and on that date Dan and his helper showed up and did a marvelous job!
